Predevelopment Phase

  5. Bid/negotiate construction contracts/subcontracts

Construction Phase

  1. Manage design, engineering and contractor performance for quality assurance and adherence to contractual obligations
  2. Manage the procurement process for Owner Supplied Materials
  3. Manage schedule
  4. Manage all invoicing and contractor certifications
    1. Review change order proposals
  5. Conduct regular project meetings and document the proceedings
  6. Verify required inspections are performed and records maintained
  7. Manage project budget and cost accounting
    1. Prepare and submit bank draws
    2. Prepare regular budget status reports
  8. Manage RFI and Submittal process
    1. Facilitate timely processing and responses
    2. Resolve design or field condition issues or disputes in a practical and constructive manner
  9. Develop and monitor Certificates of Substantial Completion and attendant punch lists
  10. Coordinate delivery and installation of furniture, fixtures, and equipment

Project Close-out

  1. Prepare a 'turnover package' with the contractor(s) including warranty information, as-built drawings, equipment manuals, and service contracts
  2. Verify Punchlist items and Final Completion
  3. Verify commissioning of equipment
  4. Manage requisite permits/utility endorsements
  5. Assist in Owner takeover of the project
  6. Coordinate move-in procedures with building management and client
  7. Finalize close-out of all project contracts
